A home loan, also known as a debt or mortgage, is an amount of Bells that is required to pay off in order to purchase or expand a player's home. After the player pays off the mortgage once, the price will increase. Once the house is fully expanded and paid off, the player will usually get a reward. In PG, after the player pays off their mortgage, they will have a statue put up of them in front of the train station, the size and color of which depends on the order in which each of the four players accomplishes this. In , the player will additionally gain access to Animal Island (which, unlike nolink, does not require a Game Boy Advance connection). In CF, the player will receive a flag in front of their house that custom designs can be placed on. Paying off the mortgage in NL unlocks theme challenges run by Lyle at the Happy Home Academy. In NH, paying off the final mortgage will cause any future exterior renovations to be completely free for the player. WW is the only game that does not feature a reward for the player after completing their mortgage.

This article is about the loan required to expand the player's house. For the house expansions themselves, see Player house.
A player after fully paying off their home loan in New Horizons

A home loan, also known as a debt or mortgage, is an amount of Bells that is required to pay off to purchase or expand a player's home. After the player pays off the loan once, their home will be expanded again and they will be given a new loan. Once the house is fully expanded, the player will usually get a reward for paying off the final loan.

In games prior to Animal Crossing: New Leaf, a portion of the initial home loan is automatically paid off after the player completes their part-time job at Tom Nook's store.

Appearances[edit]

In the first-generation games[edit]

In every first-generation Animal Crossing game, the home loan can be paid off by speaking to Pelly or Phyllis at the post office. Additionally, the player cannot deposit their Bells into their savings until their home loan is fully paid off, and fully paying off the home loan results in a statue of the player being placed outside the train station. The statue changes size and color based on the order each of the four players in the town pay it off: the first player to pay off their home loan receives a golden statue, the second player a silver statue, the third player a bronze statue, and the fourth player a jade statue.

In Doubutsu no Mori[edit]

In Doubutsu no Mori, the player's house can only have one floor.

Purchase Cost Size
Buying house  19,800 Bells[nb 1] 4 × 4
First expansion  49,800 Bells 6 × 6
Second expansion  498,000 Bells 8 × 8
Total  567,600 Bells

In Doubutsu no Mori+ and Animal Crossing[edit]

Doubutsu no Mori+ and Animal Crossing introduce the ability to add a second floor and basement to the player's house. After expanding the first floor once, the player can choose between the second first-floor expansion and a basement. The next expansion built is the one not chosen the previous time.

Purchase Cost Size
Buying house  19,800 Bells[nb 1] 4 × 4
First main room expansion  148,000 Bells 6 × 6
Second main room expansion  398,000 Bells 8 × 8
Basement  49,800 Bells 8 × 8
Second floor  798,000 Bells 6 × 6
Total  1,413,600 Bells

In Doubutsu no Mori e+[edit]

In Doubutsu no Mori e+, fully paying off the player's home loan gives them access to Animal Island. Each player has their own island, with the option to allow other players to visit theirs.

Purchase Cost Size
Buying house  19,800 Bells[nb 1] 4 × 4
First main room expansion  125,000 Bells 6 × 6
Second main room expansion  298,000 Bells 8 × 8
Basement  249,000 Bells 8 × 8
Second floor  598,000 Bells 6 × 6
Private island  998,000 Bells 8 × 8 cabana
Total  2,287,800 Bells

In Wild World[edit]

In Animal Crossing: Wild World, the home loan can be paid off by speaking to Pelly or Phyllis at town hall. Unlike in all other games, there is no reward for fully paying off the player's house.

Purchase Cost Size
Buying house  19,800 Bells[nb 2] 4 × 4
First main room expansion  120,000 Bells 6 × 6
Second main room expansion  298,000 Bells 8 × 8

Right room  848,000 Bells 6 × 6
Back room  948,000 Bells 6 × 6
Total  3,559,800 Bells

In City Folk[edit]

In Animal Crossing: City Folk, the home loan can be paid off from the ABD in town hall. Fully paying off the home loan results in a flag being placed in front of the player's house.

Purchase Cost Size
Buying house  19,800 Bells[nb 2] 4 × 4
