A home loan, also known as a debt or mortgage, is an amount of Bells that is required to pay off to purchase or expand a player's home. After the player pays off the loan once, their home will be expanded again and they will be given a new loan. Once the house is fully expanded, the player will usually get a reward for paying off the final loan.

In games prior to Animal Crossing: New Leaf, a portion of the initial home loan is automatically paid off after the player completes their part-time job at Tom Nook's store.

In the first-generation games[edit]

In every first-generation Animal Crossing game, the home loan can be paid off by speaking to Pelly or Phyllis at the post office. Additionally, the player cannot deposit their Bells into their savings until their home loan is fully paid off, and fully paying off the home loan results in a statue of the player being placed outside the train station. The statue changes size and color based on the order each of the four players in the town pay it off: the first player to pay off their home loan receives a golden statue, the second player a silver statue, the third player a bronze statue, and the fourth player a jade statue.

In Doubutsu no Mori[edit]

In Doubutsu no Mori, the player's house can only have one floor.

In Doubutsu no Mori+ and Animal Crossing[edit]

Doubutsu no Mori+ and Animal Crossing introduce the ability to add a second floor and basement to the player's house. After expanding the first floor once, the player can choose between the second first-floor expansion and a basement. The next expansion built is the one not chosen the previous time.

In Doubutsu no Mori e+[edit]

In Doubutsu no Mori e+, fully paying off the player's home loan gives them access to Animal Island. Each player has their own island, with the option to allow other players to visit theirs.

In New Horizons[edit]

In Animal Crossing: New Horizons, the home loan can be paid off from the ABD in the Nook Stop in Resident Services. Fully paying off the home loan allows the player to make any future exterior renovations for free. The number of items the player can store in their home increases each time the home is expanded, and after it is fully expanded, the player can pay additional up-front fees to Tom Nook to further expand their storage.
